Why does my rent need to be increased?
Over the next year we are facing higher costs for energy, insurance, repairs and other works to improve our existing homes. We try to absorb as many of these costs as possible to keep our rent levels as low as possible, but we need to make sure we have enough rent income to continue deliver good quality services and maintain our homes. To do this we need to increase the rent we charge from April 2026.
What is the average weekly rent going to be from April 2026?
The average weekly rent for people living in a Caledonia home is currently £109.13. We have provided 2 options for rent increases in 2026/27, a 5.0% increase would mean an average weekly rent of £114.59 and a 6.0% increase would lead to a weekly rent of £115.68.
These include all the different types of housing we have, including retirement housing and very sheltered housing, so some people will be pay less than this amount and some will pay more.

What support can I access to help me with cost of living concerns?
We will help where we can and would advise anyone who thinks they may have issues with their rent payment to contact their Neighbourhood Officer who can assist them to access a range of advice and support. In the first instance call 0800 678 1228 and speak to one of our Customer Service Advisors.

We have partnered with Lightning Reach to provide enhanced financial support to our customers. What are Caledonia’s main priorities for 2026-27?
- Maintain a strong focus on our local customer service approach, continuing to engage with our tenants to develop local neighbourhood plans that reflect their priorities.
- Expand projects and partnerships to provide support to our tenants and communities exploring funding streams to extend or expand existing services.
- Develop our repairs service arrangements ensuring residents receive quality services, including specific measures to address damp or condensation issues.
- Work with the Scottish Government to progress new build projects in 2026/27 in the local authority areas in which we operate.
- Continue to invest in our staff to improve their skills & the service they provide to our customers. Continuing our management development programme & support to our governing bodies to deliver our business plan aims.
- Progress our journey to being a Net Zero organisation through our Climate and Sustainability Strategy.
- Invest in the region of £10 million to repair or improve our existing homes.
