What will change?
Under the new regulations, landlords will be required to:
- Investigate reports of damp and mould within set timescales.
- Provide tenants with information about the findings of the investigation.
- Start any necessary repair work promptly where damp or mould presents a risk to health or safety.
What are we doing?
We have a dedicated team of Maintenance Inspectors, qualified in the investigation and management of condensation, damp and mould, helping to ensure issues are identified, investigated and resolved as quickly and effectively as possible. The team works closely with tenants and contractors, overseeing cases from inspection through to completion of repairs. We also focus on prevention through regular property inspections, timely repairs, improvements to ventilation and heating, staff training, and practical advice to help tenants manage condensation and moisture in their homes.

What can tenants do?
Condensation can occur in any home when warm, moist air meets cold surfaces. While everyday activities such as cooking, showering and drying clothes produce moisture, persistent damp or mould should always be reported so it can be properly investigated.
Simple steps to prevent condensation, damp and mould:
✅ Report damp, mould or condensation as soon as you notice it.
✅ Wipe away condensation regularly, especially from windows, window frames and walls.
✅ Use lids when cooking and close kitchen and bathroom doors when creating steam.
✅ Keep your home well ventilated by using extractor fans, making use of trickle vents where available, and airing your home regularly by opening windows, even for a short time each day.
✅ Ensure there is a gap between walls and furniture, such as wardrobes, so air can circulate.
✅ Dry clothes in a well-ventilated room, not on a radiator.
✅ Keep your home warm and at a steady temperature where possible
✅ Report any leaks, water ingress or other water-related issues as soon as possible.

What happens when you report it?
- A member of the team will ask you questions about the problem.
- If the cause appears to be a repair issue, a contractor may be instructed straight away.
