Caledonia Housing Association held its Annual General Meeting yesterday (Thursday 17 September 2026) and published its Annual Report 2025–26, reflecting on how we’ve delivered new homes, local services and support for tenants and communities over the past year.

Chair Allan Jones reflected on a year of significant progress as Caledonia continued to deliver on its vision of providing homes and communities that make lives better. He highlighted the completion of 103 new homes during the year, with a further 61 under construction, alongside continued investment in affordable housing and the ongoing regeneration of the Bellsmyre neighbourhood in West Dunbartonshire.

Investment in existing homes remained a key priority, with improvements, repairs and adaptations helping tenants live safely, comfortably and independently. The Association also strengthened its approach to repairs, reviewed key services and created more opportunities for tenants to influence decisions that affect their homes and communities.

The Chair recognised the impact of partnerships with organisations including Scarf, Lightning Reach and Dundee Health and Social Care Partnership, which have helped tenants access support with energy costs, financial wellbeing, independent living and wider community services.

Looking ahead, Allan highlighted the Board’s focus on the future through a programme of strategic planning that has helped shape Caledonia’s new five-year Business Plan. He thanked tenants, colleagues, the Executive Team and fellow Board members for their ongoing support and commitment.

“Our vision remains clear,” said Allan Jones. “By listening to our tenants, investing in our homes and communities, and maintaining a strong financial foundation, we are well placed to meet the opportunities and challenges ahead while continuing to make lives better.”

Chief Executive Julie Cosgrove reflected on a year of achievement, recognition and future planning, highlighting the people and partnerships that continue to drive Caledonia forward. She described being named Housing Association of the Year as a proud milestone, recognising the commitment, care and ambition demonstrated by colleagues, tenants, Board members and partners across the organisation.

While celebrating success, Julie emphasised the importance of continuing to evolve in response to changing needs and expectations. This forward-looking approach has shaped Caledonia’s new five-year Business Plan, developed in collaboration with tenants, colleagues, Board members and partners to ensure the organisation remains focused on delivering the greatest impact for communities.

Central to the plan is Caledonia’s vision of “Homes and Communities that Make Lives Better”, supported by three strategic priorities:

• Strengthening Our Services,
• Building Strategic Partnerships with Purpose, and
• Growing Our Impact and Influence.

Together, these priorities will focus on improving the tenant experience, delivering value for money, developing partnerships that bring wider benefits to communities, and increasing Caledonia’s impact across the areas it serves.

Supporting this work is a new ESG Framework, which will embed environmental, social and governance principles across the organisation and help demonstrate the value created for tenants and communities.

Julie also reflected on the real-life impact of Caledonia’s work, sharing the experience of new tenant Denise Bruce, who described her new home as “life changing” and a foundation for a happier future for her family.

Looking ahead, Julie acknowledged that the next five years will bring both challenges and opportunities but expressed confidence in Caledonia’s ability to deliver meaningful change through collaboration, innovation and a continued focus on tenants and communities.

“This is about shaping the future of Caledonia, building on what we do well, continuing to evolve and making an even greater difference to the lives of our tenants and the sustainability of our communities,” said Julie Cosgrove.
