Caledonia Housing Association’s AGM Reflects a Year of Progress and Achievements
Caledonia Housing Association held its Annual General Meeting on Friday, 20 September, where we reflected on a successful year of growth, community engagement, and strategic development. The event was well-attended and provided an overview of the key outcomes and future plans for our organisation.
Key Highlights from the 2023-24 Annual Report:
Tenant Satisfaction
We’ve made considerable progress in improving tenant satisfaction:
87.1% of tenants expressed satisfaction with the quality of their homes, a significant increase from 75.8% in 2021.
85.1% of tenants were satisfied with repairs and maintenance services, up from 79.97% in 2021.
84.0% of tenants believe their rent offers value for money, up from 79.7% in 2021.
84.7% of tenants were satisfied with our contribution to neighbourhood management, another significant increase from 75.6% in 2021.
These results reflect our commitment to improving service delivery, enhancing tenant experience, and ensuring our homes meet the highest standards.
Investment in Existing Homes
A significant £8.94 million was invested in capital improvements, ensuring homes are safe and energy-efficient. These enhancements included the installation of new kitchens, bathrooms, windows, and heating systems across multiple properties. A total of 104 medical adaptations were also made, allowing tenants to continue living independently in their homes.
Delivering New Homes
We proudly completed 36 new high-quality homes this year, contributing to our mission of providing affordable housing across Scotland. In addition, 93 homes, designed to meet net-zero energy standards, are currently under construction.
Progress on Sustainability
We have continued to reduce our carbon footprint, achieving a 16% reduction in carbon emissions since 2019-20. Our ongoing Climate Change Action Plan includes projects like sustainable transport initiatives and energy-efficient upgrades to both new and existing homes. 21% of our homes now have an EPC rating of B or above, moving us closer to our Net Zero goals.
Supporting Communities
Caledonia has remained committed to addressing the cost-of-living crisis by extending partnerships with organisations like Scarf, who supported with 760 referrals for energy advice and generated nearly £250,000 in savings for tenants. We also hosted 10 large scale community engagement events and participated in initiatives like Big Energy Saving Week to support tenants facing financial challenges.
Embedding Equality, Diversity, and Inclusion (EDI)
In 2023-24, we launched our first Equality, Diversity, and Inclusion (EDI) Annual Report, which outlines our efforts to break down barriers and promote inclusion across Caledonia. Significant progress was made in ensuring our services are accessible, fostering a more inclusive workplace culture, increasing the diversity of our Governing Bodies, and establishing an EDI working group to drive further improvements.
